SERVICE AGREEMENT
Overview
By booking a service with Modern Folk Home Services (DBA) of Habitus LLC, you agree to the terms outlined below. These policies ensure clarity, efficiency, and a smooth experience for both you and our team.
Scheduling & Access
You agree to provide safe and reliable access to the property at the scheduled time.
If we cannot access the home within 15 minutes of arrival, the appointment may be marked as a no-show.
Payment
Payment is due after service on the same day, unless otherwise discussed.
A saved card on file or prepayment may be required for scheduling.
Estimates are based on the information provided. Final pricing may adjust if additional time or work is required and will be communicated before proceeding.
Cancellations & No-Shows
24+ hours notice: No fee.
Less than 24 hours notice: $50 cancellation fee.
No-show: $50 fee.
Fees help cover reserved technician time and lost appointment availability.
Service Limitations
To maintain safety and quality standards, Modern Folk or Habitus does not perform:

Climbing on ladders over 3 steps

Moving large or heavy furniture
-
Hazardous waste cleanup
-
Mold remediation
-
Exterior cleaning (beyond porches/patios)

Pest removal
-
High-risk environments
If any of these conditions are present, service may be paused or declined.
Add-Ons & Additional Time
If additional detail work, organizing time, or heavy buildup is discovered, the technician will:

Notify you
-
Recommend the needed add-ons or time
-
Confirm approval before continuing
Add-ons are billed based on time.
Satisfaction Guarantee
If anything is missed:

Notify us within 24 hours, with photos if possible.

We will return and correct the area at no additional charge.
This guarantee does not apply to items outside the original service scope.
Organizing & Non-Cleaning Services
Modern Folk Strategy Session and organizing services are:

Non-taxable
-
Based on time
-
Separate from cleaning tasks
-
Charged at the rate quoted at booking
These services do not include product purchases unless agreed upon.
Pets
We love pets.
You agree to:

Secure pets if needed
-
Inform us of any pet-related concerns
-
Notify us if pet waste requires add-on services
Health & Safety
If conditions create a health or safety risk, the technician may stop work and reschedule or adjust the appointment as needed.
Photos
Before/after photos may be taken of the spaces only for documentation and quality purposes. No personal or identifying items will be photographed. Photos are never shared publicly without explicit permission.
Liability
Modern Folk or Habitus is not liable for:

Pre-existing damage
-
Loose fixtures, hardware, blinds, or items prone to wear

Items not designed to withstand routine cleaning
We use non-toxic, pet-safe products and take great care in each space.
